Modera University Park is a 234-unit, six-story apartment community south of downtown Denver, near the University of Denver. The project broke ground in 2023 and was Mill Creek's first self-perform job out of its Colorado office. Lars served as Project Manager from buyout through groundbreaking, navigating an aggressive deep-foundation system 17 feet below the water table and a hybrid steel/wood-framed structure.

Successfully bought out and broke ground despite escalating interest rates that triggered a six-month redesign
